My Rat Race

Letter Senders from UK

January 7th, 2007

I decided not to approve this comment since I will just specially feature it on this post.

Dear Cashmaker,

Hi, this is Ana from UK, I am a fan of Robert Kiyosaki and I have read many of his books just like you. I am currently starting to get into real estate and was looking for resources online about secure loans here in the UK to learn more. I happened to come across your website while looking for and has read the About section and it is nice to know someone that is also on his was out of the rat race. I also did notice most of the things you feature are in the US and you do not have much information on what is happening in the UK and I come from the UK. You have post of real estate expos and seminars in the US. Maybe I can be your UK counterpart since I want to have a website like yours, although I do not know where to start and I am not that computer literate. Kudos for your informative website and I will keep coming back to see the status of your plight into the fast track.

Warm regards,

Ana from UK

Hi Ana,

Nice to know I have some readership in other countries aside from the US. Yes, I am still in the rat race looking for opportunities to get out as quickly as I can and get into the fast track. It’s nice to have comments like these than the everyday comment spam I get. For my rat race, currently, I am still in the process of eliminating debt, increasing good debt and decreasing bad debt. And I am using Internet Marketing as a vehicle to earn more to fix my debts and other loans that exist, as well as to be able to generate enough initial capital to get started into real estate.

Nice to know you found my website by looking for researching about personal loans in UK. And maybe this website about loans in UK can help you out if ever you have not found any good resource yet.

Keep me updated also on you journey to the fast track. If you come up with a website like mine, we can exchange links and cross promote each other. Thanks for visiting.

Regards,

The Cashmaker

Cashflow 101 Introduction Video

January 2nd, 2007

I grew up loving playing games, all sorts of games. Although when I was kid, Cashflow did not exist yet. All I played was Monopoly back then if ever we are talking about a game with Money and Real Estate. As a kid, you just keep playing without thinking of any strategy until you start losing all the time and you think of ways to win. Any my Monopoly strategy before was just buy and buy whatever I can afford. As you start learning the game, you start on deciding what properties are better to buy based on how much you will get. And Boardwalk was always a good investment. Try your best to build up money buy 4 houses and a hotel and most often than not, you will win the game.

Today, with the game Cashflow 101, this is way better than Monopoly, and by playing it and having fun, teaches you more strategies in life on decisions on how to get out of the rat race faster and into the fast track.

Monitoring Debt

December 24th, 2006

ABC's of Getting Out of DebtI am not heavily in debt. Although I do have debt almost like everyone else. There is good debt and bad debt and basically in bad debt, you lose money and in good debt, it is debt that makes you more money.

My wife has bought the book, The ABC’s of Getting Out of Debt and it is a very good book. This book is by Garrett Sutton whom I have already read his other book, Own Your Own Coporation which is equally good. The ABCs of Getting Out of Debt was a book made for people heavily in bad debt and is having problems paying for this debts. But I still find the book very informative even for the people without much debt and learn how to manage debt even better. It teaches you many ways to lower debt, teaches you to plan for a payment plan and ever possible teach you how to choose the right credit cards, mortgage and car loans. This book is a must read for anyone with any kind of debt, big or small but wants to save a lot and maximize what can be done with debt.

Will you benefit from Auto Refinancing?

November 15th, 2006

If you are currently paying bills for your car and you have other expenses, the monthly rate may make it difficult for you to pay for everything else you may be paying on a monthly basis, to the point that you do not live comfortably. Sometimes, we may make wrong decisions when we first applied for a car loan. And you are thinking if I pay a higher rate and get it done right away, you save more money in interest fees. But this is not always the case.

Sometimes choosing longer terms at lower rates can help you pay lower, even if it takes longer and has a higher interest rate. But the lower monthly payments get you to actually save more money on a monthly basis that you can use for other purposes and even possible use it to make more money.

But if you already have a car loan and that has already started at a high monthly rate, you can still have the option to do a car refinancing plan. In refinancing, another company pays for the rest of your current balance and sets you up at a new loan with a lower monthly rate.

Having you auto loan refinanced does not really cost much. Auto Refinance services can probably only cost $5 to $65, saves you more money. My only word of caution is, getting an auto refinance for the purposes of having more money to waste, may not be a good idea. But getting an auto refinance for the purposes of having more cash flow to produce more money, sounds like a better idea.

Accounting for Non-Accountants

November 15th, 2006

quickbooks.jpgOne reason why many people, even if skilled and knowledgeable in many subjects, still do not seem to make it big in the industry, is not really because they still lack the proficiency in what they do, but sometimes, they just lack the financial knowledge to back up their skills and talent to make it make more money.

As Robert Kiyosaki always recommends, invest in financial knowledge. As easy as it may sound, it is really not that easy. Accounting alone can be a pain understanding is you were not trained to be an accountant. And hiring an accountant for a business that is just starting, might just used up all your money and you are not even making any money yet. And in the beginning, sometimes more economical tools may be the best way to go.

If you are a non-accountant and needs some basic accounting to get your business running. I suggest you look into Quickbooks Pro 2007. This was designed not only for the advanced accountant, but for the non-accountants as well.

Internet Fraud in the Mortgage Industry

November 6th, 2006

With all the mortgage companies you see online, some of them are fraudulent. Most of mortgage fraud events happen by email. A personal friend of mine has been searching for a mortgage company online and during her online sign up inquiries, she was expecting a reply. Since she has inquired with many companies and has not really taken the effort to note where she has inquired, she was not sure with the emails she has received. Many of which seemed to be replying to her emails, but some of them are random spam emails pretending to be replying to your inquiry. She was not really a victim of identity theft nor getting her money stolen, but she was not given the complete truth in her mortgage deal. With many hidden fees, she ended up paying more for her mortgage than what was expected and disclosed and was not explained to her what was written in fine print.

In search of a mortgage company, it is best to make is a point that everything is explained to you well. All the ins and outs of your mortgage contract. A good company should have SecureTrust which guarantees compliance with FTC, DoNotCall and Can Spam regulations. This ensures the legitimacy of a mortgage company. If done correctly from the start, you can avoid the waste of time, money and effort from making the wrong decision.

Make Money Online - Selling Links

November 5th, 2006

Selling links can be a profitable business, but this may require a little more work to start with. But one it is up and running and starting to sell, everything will be easy from there.

Any business online needs more exposure, more traffic going to a site. And many have resorted to paid advertising and also search engine optimization or SEO which is a service that tries to improve a ranking of a website within search results of a search engine like Google, Yahoo and MSN. The ranking process of search engines is based on many years of changes. And one factor that helps ranking of a website is inbound linking. The more sites linked to your website increases it’s credibility since there are sites linking to you. And in this case, there are many companies that buy links from websites.

If you have a blog or forum or any community type of website targeted to a certain niche, and is receiving a good amount of traffic, you might want to consider selling links on your website. A good place to start is with Text Link Ads.

Easy steps in promoting your business

101 Ways to Promote Yourself - Releigh Pinskey

My first steps in the business world, started with a small computer shop. I was selling computers, basically buying parts from suppliers and I put together each computer and sold them. That was in 1997 and I was the novice entrpreneur. I didn’t know how to market my business. I only knew the technical site of setting up computers. I believe I had this talent that not everyone had and that was my competitive advantage and being the ideal businessman, I thought that with that alone, I will be selling like pancakes. I then realized it was all a dream and I was not equiped with most of the business skills I needed. A lot has changed from then and today. And one of the early lessons I was learning during my computer shop years was how to promote my business.

A few of my successful campaigns were pretty simple, and here were some of the successful ones. These are not really novel ideas, but I just want to point out for the novice entrepeneurs, it still took me hard work learning how to sell and market, and I was not a salesman nor a marketing major.

1. Flyers at the local computer schools. There were 2 computer schools in my locality that time. (Today there are more.) And I always made it a point, during the very first day of classes, where there are a lot of freshmen aiming to be computer professionals one day, I should be there at the gate, the entrace of the school. And I give away flyers and give a real good price as a freshman promo. Many of the students had no computer and they were going to pursue a degree in computer science. It just would be great to grab their attention right away.

2. Going to events. There was a time when a major rock band had a concert inside the local high school. I know if I give flyers in a concert, the flyers go straight to the trash. So I simply printed discount cards. And it says special concert promo price and just placed a single complete computer promo along with contact information. And I give it a time limit to avail the promo to give a sense of urgency.

3. Sponsoring signs. The church needs a sign, community events need signs, some schools need signs. And I would simply ask them if they want me to sponsor their signs and in exchange I get some minimal exposure in the sign.

These are very simple. Some like common sense to many of us. But amazing how simple ideas can sometimes make a large impact on your business. Some may take giant quantum leaps right away, but some may take very many tiny baby steps until you really benefit from your promotional efforts. One of the books that taught me everything and even more techniques was 101 Ways to Promote Yourself. The lessons learned from this book by Raleigh Pinskey was priceless and the book is not expensive. And the book was very language friendly for the business beginner. After reading her book, I have learned even more ideas.

Monitoring Your Assets

October 21st, 2006

I am not yet at a level where monitoring assets becomes a hard thing since there is barely any asset to speak of, still being in the middle class working myself into the upper class and getting out of the rat race.

But when this time comes, just like any other multiple task, monitoring can be easy or hard depending on the number of things you need to monitor. As you get richer and richer with more assets, monitoring may be a hard task to do without assistance. And this is where Asset Tracking Software comes in. This is the specialty of Siterra and one thing idea about this is even as you are on the go, their Real Estate Tracking Software that is web-based. Thus can be used in multiple location offices, or simply for checking on your assets even when at home, at the office, or on vacation in some other country. Check it out.
